Welcome to 2540 Potomac Street.

Located on one of the most coveted streets in Lincoln Heights, this sweet bungalow is delightful! Built in 1947 this one level home with two bedrooms and one bathroom measures 1,068 sq. ft. (per public records) with approximately 90 additional sq. ft. (measured) in the sunroom and is sited on a 5,241 square foot lot (per public records). As you walk up to the home the colorful jacaranda, lavender, and succulents will put a smile on your face!

Upon entering the home, you are immediately greeted by the open great room. Perfectly placed the wood-burning fireplace is the heart of the living area. Custom built-ins and bench seating add to the warmth of the room. Beautiful hardwood floors grace both the living and dining rooms. Perfect for entertaining, the dining area is adjacent to the updated kitchen and will be the center of every party!

Any chef will enjoy cooking in this kitchen with its Shaker-style cabinets featuring newer hardware, quartz countertop and high-end stainless steel appliances. Off the kitchen is the laundry room, making laundry day a breeze! Access to the yard is also available from this room.

Down the hallway find two spacious bedrooms located at the back of the home – both have hardwood floors and views of the yard. Recently added organizers in both closets are thoughtful touches. Sliding glass doors from one bedroom lead to a glass enclosed sunroom, which allows the outside in! Imagine using that space for a home office or bonus room! The bathroom has been lovingly updated with period-style finishes including fun black and white floor tile, a pedestal sink and newer hardware.

Step out to the spacious backyard, the ideal place for hosting gatherings! The built-in BBQ will come in handy while dining al fresco under the jasmine-laced trellis. Fuchsia, roses and an amazing palm tree are just a few other things to enjoy.

Go produce shopping in your own backyard! The vegetable beds are filled with corn, haricots verts, parsley, sage, basil, oregano and thyme. Do not miss the garage - with some imagination, it could become a workout room or artist studio. Newly installed tankless on-demand water heater and Frontpoint security system (2016) are fantastic additions.

Beyond the home, the neighborhood is amazing! Looking for a break from the hustle and bustle? Wonderful hiking trails can be found at Dimond, Joaquin Miller and Redwood Regional Parks. The annual Greek Festival and Oktoberfest are neighborhood favorites. For the day-to-day conveniences, close-by Dimond District is home to a number of restaurants, grocery stores, shops, and a library. Head Royce and Sequoia Elementary schools are minutes away.
