309 2nd Avenue: Architectural Signficance

Although the Inner Richmond District has a lengthy history dating back to the 1860s, the building at 309 2nd Avenue is fresh and current. Built in 2007, its angled bay window, bevel wood siding, double-hung window sashes, and molded trim blend nicely with the aesthetics of the historic neighborhood, while offering living space that is modern, bright, comfortable, and trimmed with high-end finishes.

Referred to as a residential flat, this condominium boasts a spacious and complete home occupying an entire floor of the building. It has four bedrooms, three baths, in-unit laundry, a well-appointed kitchen, and ample living space on one level, as well as parking in the ground floor garage and access to a common patio and garden at the rear of the lot.

The heart of the home is the combined living room/dining room that is fronted by a bay window and a sliding glass door with a balconette that look out over 2nd Avenue. With so many windows at the front of the house, the room is bright and airy. Natural light makes the diagonally laid wood floors glow, while soft gray walls set of the white molded trim of baseboards, crown moldings, and window and door frames; details that give the home a sense of traditional elegance balanced by modern luxury. A fireplace with a paneled surround and molded mantle shelf anchors the living room, while the dining room opposite offers enough space for a generous table to seat many guests.

Open to the living room/dining room is a kitchen with wide doorways that unify the spaces. With hosts and guests able to mingle, the kitchen invites both socializing and serious cooking. Cabinetry is sleek and modern with frosted glass fronts above and richly toned stone counter tops below. An ingenious corner pantry defines the kitchen space and provides additional storage, while keeping open vistas to the living areas.

A long hall leads to bedrooms and baths, situated at the quiet rear of the unit. Diagonally laid wood floors continue in the hall and bedrooms, as does the fine molded trimwork. Bedrooms feature amenities like large double-doored closets and recessed lighting. Each has natural illumination and fresh air thanks to windows overlooking the rear yard or set within a bright light well. The master bedroom features a bay window with a sunset view to the west. Its suite arrangement includes his-and-hers closets and a private bath. It and the secondary bathrooms feature clean-lined modern cabinetry, sleek chrome fixtures, frameless glass shower surrounds, and tilework adorned with eye catching patterns and inlays.

Inner Richmond Amenities

The home's many features may make you want to stay in, but the neighborhood amenities of the Inner Richmond District will surely entice you to go out. The area is home to a number of cultural communities that give it a diverse and intriguing atmosphere. Only steps away, Clement Street, is the bustling spine of the Inner Richmond and a prime spot for dining and shopping. Its character is defined by a wide range of businesses, from Asian groceries, to trendy boutiques, to a vast array of restaurants. Cuisine from Burma, Thailand, Vietnam, France, Italy, Turkey, and Hawaii can all be had on Clement Street and those are scattered among cozy coffee houses, bakeries, and dim sum shops. Although relatively quiet in the evenings, Clement Street offers a little nightlife in a neighborhood-scale music venue, a few down-to-earth pubs, a dessert cafe filled with vintage toys, and a rambling book shop that stays open late.

Sandwiched between the Presidio and Golden Gate Park, with open space and recreational opportunities of their own, the Inner Richmond is a self-sufficient neighborhood of walkable, bikeable streets, with convenient transit connections to other parts of the city. It has a branch library, public pool and playgrounds, pocket parks, a number of schools, police and fire stations, supermarkets, and nearby hospitals and medical facilities. Everything you could need is found in the Inner Richmond at the heart of San Francisco, where the fog reminds you of the iconic city you live in, but burns off in time for you to enjoy everything it has to offer.
