  • Terrific Cole Valley location – just steps to shops, cafes, and Golden Gate Park
  • Units are vacant and ready for condo conversion

This two-unit Victorian building in Cole Valley just received a dose of modernism with its stunning renovation. The flats are nearly identical in layout.  Among the many improvements, the renovation completely modernized the kitchens and bathrooms with high-end features and finishes, but it also smartly preserved many classic architectural details in a nod to the home’s history.

The sleek kitchens feature Carrera marble counters and backsplashes, white Shaker cabinets with LED under-cabinet lighting, and stainless appliances.  A central island makes for a perfect breakfast spot and the adjacent dining and family room will work for a gathering of family and friends. Just past the kitchen is a laundry area and out the back door are steps to a patio BBQ space and garden.

The three bedrooms in each unit feature charming vintage-inspired lighting and embossed wainscoting.  The master bedroom can be opened up or closed off with its pocket doors to the bright and sunny front living room.  The bathrooms maximize aesthetic and space with wall-hung Duravit vanities, Toto in-wall toilets, and Hansgrohe tubs.  The basket-weave tile floor and floor-to-ceiling subway tiled walls finish the sharp spaces.

Finally, searching for parking remains in the past with the building’s four-car garage, and the new occupants will be overwhelmed with storage.  Also of note is the recent fully engineered seismic upgrade.

This building’s new modern renovation, vibrant location, and perfect array of amenities nearby make this a compelling opportunity for an investor or family alike.

Neighborhood

Cole Valley / Parnassus Heights

Most San Franciscans think of Parnassus and Ashbury Heights as the area surrounding the distinctively charming commercial district that runs along Cole Street. With its sidewalk cafes, bakeries and fromageries, Cole Valley brings a bit of je ne sais quoi to the heart of San Francisco. Residents can stroll down hill to find several very good restaurants, gourmet food and wine stores, some mom and pop storefronts and a locally-owned hardware store. Everyday basics like a mechanic, dry cleaner, gym and coffee shops are right here as well. The older single family homes in this district are popular with buyers; there are quite a few newer multi-unit buildings and condos to be found for investment buyers as well. The trees and lush landscaping that flourish here add to the area's overall charm*. Weather patterns are fairly consistent, with foggy mornings and sunny afternoons, and wind the higher you head uphill. The N Judah Muni line stops right at Cole Street, making downtown transit a breeze. Several bus lines serve the neighborhood, and freeway access is easy, too. This is very tight-knit neighborhood, and you're sure to start seeing familiar faces after a few short weeks here. The Cole Valley Improvement Association hosts an annual street fair, and Halloween on Belvedere Street is a family friendly spectacular every year.
