Success Update:

 

Well, we did it again!  This much loved home was, well, much loved and enjoyed.  With many years of family living and welcoming of artists and visionaries, it certainly could boast of much creative history.  One could say it was a palatte of imagination and expression.

 

When we were asked to provide our opinion on value and design a marketing strategy, there was a long list of "To Do's" just to get ready for the market. First, was helping the seller's figure out what to do with many years of accumulated possessions that included a significant amount of art - some of which was built in the home and too big to fit through doors for removal. The emptying of the home required much problem solving and investigation of alternatives.  Happily, we got it all done!

 

Then, we needed to freshen up a bit to be ready for staging, professional photos and a complete marketing release.  This included a fresh sanding and refinish of the wood floors.  That involved a slight darkening of the floors to meet current trends and picking a color scheme to cohesively blend all living spaces.  The exterior needed new color to compliment the gold leaf that was painted by a renowned artist and, of course, to boost curb appeal. We needed to add some new hardware, some new light fixtures to replace some bare bulbs and then work to incorporate some of the seller's favorite vintage pieces that could not fit into storage.

With all done and our comprehensive marketing strategy executed, the seller's were faced with choosing between several strong offers.  The chosen offer just slightly beat out other offers with a smart price of $2,005,000 - $210,000 over asking!  

 

It took months of collaborative effort to get ready but the result paid off.  We are always happy to roll up our sleaves and get dirty when our seller's understand the benefits of doing the right preparation for the market. Jointly, we shared a true sense of accomplishment when it was all done and ownership transfered.

 

Truly, another example of the benefits of designing and implementing a plan and marketing strategy.  It always pays off!

Welcome to 655 10th Avenue.

 

The stately presence of this light filled and much loved home is enriched by a long history of resident and visiting creative visionaries and artists. The custom details hint of this rich legacy and they are yours to discover.

It all started with Robert Heilbuth and his mother Bertha.  She was an accomplished still life painter and Robert was a composer, piano tuner and instrument builder. In fact, he built a clavichord,  band organ and pipe organ all in this house which served both as his home and studio. He so enjoyed cooking fine meals for friends and neighbors and afterwards, as a special desert treat, playing the instruments for his guests. Robert friended many notable artists, musicians and writers of the time from the 40’s up until his death in 2002.

The current owner met Robert in 1971. A budding artist himself, he was introduced by Robert to many notable artists from the nineties onward.  In honor of the generous spirit of Robert, the bonus apartment was later added as a complimentary guest space  to welcome visiting artists while they installed local exhibitions. Many of which were installed at SF's internationally acclaimed "Luggage Store" that the current owners co- founded and continue to direct.


Many standout artists visited or stayed at 655 10th Avenue. Among them, there were two MacCarthur Fellows:  Mark Bradford, a painter who has been represented in museum collections nationally and internationally and Walter Kitundu, a musician and instrument builder. Also, Matmos, an electronic, experimental music duo and Clare Rojas, a painter who recently completed a seven story mural on the east facing wall of the Warfield Building. Barry Mcgee, an internationally renowned graffiti artist who is represented in museum collections across the country. Tavares Strachan, a conceptual artist from the Bahamas with a masters from Yale.  Tauba Auerbach, an internationally acclaimed artist  and painter from SF.  She gifted love to the house by painting  the gold leaf on the eggs below the roof line.  Mickalene Thomas, a New York art star, and
finally, OSGEMEOS, an internationally acclaimed artists from Sao Paulo Brazil who painted the mural of Yarrow, the current owner’s son, on the backyard wall. He alsopainted two prominent murals in SF’s central market district and a private commission for Johnny Depp in LA.

 

The seller states that many more creative artists could be added to the list but, for now, this gives you a little taste of the rich legacy and love contained within the walls of this loved home.

Now, back to the home. A gracious flow beckons for comfortable living and entertaining. An inviting entry hall welcomes all to a large living room with fireplace and custom built-ins. A spacious dining room can accommodate many. Inner Richmond

You’ll be impressed to find great many styles of homes for sale in the Inner Richmond, ranging from modest stucco residences to opulent mansions. Tremendous access to Presidio Park and a vast selection of affordable shops and restaurants help create an exciting sense of wide possibilities. If you’re making a downtown San Francisco commute, the nearby Muni Metro makes the trip a breeze.

A wide array of immigrants have come to make their home in Inner Richmond during its long and storied past, including early Irish, White Russian and Middle Eastern Jews - followed by Japanese and Chinese immigrants post World War II. Today, a strong asian influence gives the Inner Richmond its new designation as San Francisco’s “New Chinatown”.

Clement Street is the central business district where diner’s line up for the famous selection of reasonably priced international restaurants, where dim sum is king, and produce markets are stocked high with beautiful and exotic vegetables. Chinese bakeries sell BBQ pork buns, and delectable steamed meat dumplings. From Thai and Cambodian to French and Russian, local residents can indulge a new and remarkable menu selection almost daily.

Inner Richmond has no shortage of green space options, flanked by Golden Gate Park and the Presidio. World renown museums are always near, as well as the serene Japanese Tea Garden, and the beautiful Stow Lake. And for the most breath-taking views San Francisco has to offer, the Presidio provides lucky locals with the expanse of Golden Gate Bridge at Crissy Field. Joggers and walkers won’t find a better home. And enthusiasts of water sports, including wind surfing and kite boarding are in for loads of thrills.
