Builder's Note

When I first came across a dilapidated house at 3400 Richmond Blvd in June 2015, my usual hard-nosed calculations as a seasoned developer went out the window.

I was immediately entranced by the elegance of its design and the charm of its location. I performed some back of the envelope calculations about what it would cost to rehab and add three new units in the expansive yard and a few weeks later, the house was mine.

Once I started working on the house I learned that it was going to cost a lot more and take much longer than I had originally envisaged. I had expected that all the plumbing and electrical would need to be updated and that new kitchens and bathrooms would be installed. But I also discovered that to restore the house to its former glory, all the foundation and perimeter walls would need to be replaced, as would all the windows and much of the exterior framing, which looked like they had been neglected since the house was built in 1922 and were eaten away with dry rot. 

To build the expansive new units on the hillside, teams of excavators and shoring experts hauled away many tons of dirt and built a complex system of retaining and steps to bring to life the unique vision of designer John Newton. His work in the Bay Area complements the credo that has guided my career as a developer - building modern homes with timeless style. 

Luckily I had a wonderful contractor working on the project in Sanchez Home Improvement Corp and together we addressed every facet of the project with skill, style, integrity and superb attention to detail. The result is a project that respects the architectural integrity of the original structure in homes that are fully compatible with a modern urban lifestyle. My hope is that they find buyers who will be as proud of these homes as I am.
