Features

Rarely does a North Berkeley single-level home of this size with an oversized level lot come on the market. Spacious rooms and tall ceilings provide excellent natural light, even moonlight on occasion. Because there have only been 2 owners of this home, it is satisfying to see the period hardware intact, arched openings, multi-lite windows and picture window to the front garden, curved thick moldings, gleaming hardwood floors, natural oak front door, all that have been well cared for over the years. The front garden path with a large Maple tree and Magnolia tree, an entry alcove with an arched window and a wide foyer welcome you to 1215 Delaware. The gracious living room with tiled fireplace flanked by bookshelves and adjoining dining room and entry all have beautiful Metro-Lighting. An updated kitchen with ample storage has a large breakfast room with built-in floor to ceiling/wall-to-wall cabinets for your supplies. There are 4 well-sized bedrooms, each with excellent closet space. The roomy bath has a shower over tub, mahogany vanity, storage, and Mediterranean inspired tilework. There are many art walls including the hallway which is the connector to the well-spaced bedrooms. Additionally, there is a sizable laundry/utility room, with a deep sink. The huge backyard is sunny and welcomes the urban farmer with a seating deck for dining, flagstone patio, fruit trees (apple, pear, fig, olive, lemon, plum), mature shrubs and birch trees, a cute shed with window and skylight, a touch of grass for play.  The garden has colors, scents and blooms for every season. Located near Berkeley essentials: 4 blocks to BART, blocks to ACME Bread and coffee, AC transit, Ohlone Greenway, Monterey Market, Westbrae shops, the location can’t be beat. Off-street parking is available. A long driveway, tall attic, and extra closet space offer opportunities for your needs.

Neighborhood

This area has a residential vibe, yet easy access to essentials! BART is an amazing 4 blocks away.

Delaware Street is historic as one of the first streets in Berkeley in the 1850s; it connected a Berkeley wharf to Bowman’s Inn on the stagecoach road (now known as San Pablo Ave). This block of Delaware, between Chestnut and Curtis, is tree-lined and wide and often used as a bicycle route.  From Walkscore.com 1215 Delaware is rated a walker’s paradise (92) and biker’s paradise (100).

Central to many shops and services, it’s close to groceries such as Monterey Market, Westbrae Natural Grocery, The Spanish Table, Mi Ranchito, Tokyo Fish, Trader Joe’s, and a short hop to the Organic Farmers Market on Shattuck or Saturday Farmer’s Market at Martin Luther King Civic Center Park, or bigger venues like Safeway and Andronicos.

Ohlone Greenway is a great pedestrian/bicycle connector North and South, Ohlone Park, playground and dog park start just across Sacramento Street. Cedar Rose Park is just a bit north on the Ohlone Greenway. This is an easy central location!
