Rare opportunity to own a penthouse condo with expansive views on one of Cole Valley's most enchanting and highly coveted streets. Residents of Woodland Ave enjoy an extra wide, tree-lined street with gorgeous classic architecture and an amazing sense of community. The Woodland Avenue Street Association has quarterly meetings, an annual block party when the street is closed to traffic, an annual Halloween party, a telephone/address directory for street residents and an online list serve/message board for communication. This kind of neighborhood is a true rarity, as is the rooftop world of this beautiful Edwardian condo.

12 Woodland #3 has wonderful natural light and an artistic feel.  Panoramic views of the city are available from every room, including an amazingly expansive view from the upstairs bedroom encompassing the Marin headlands, the iconic Golden Gate Bridge and downtown San Francisco. Such views are a daily reminder that you're residing in one of the world's most beautiful cities.

Those seeking a unique and special space will find it here. Interesting and lovely details abound - from the bay windows to the dormered ceiling lines, loft-like upstairs sleeping space with skylights, hardwood floors, and wood burning fireplace. There is granite topped office nook in the inviting front room, where the bay windows create the feeling of being in a corner building, but without the exposure to the street. The eat-in kitchen has been updated with granite counters and stainless appliances. Enjoy the outdoors from the rear deck or downstairs in the verdant landscaped garden, planted with rosemary, nightshade, purple hopseed, and a stately pine tree.

Find this home in the ultimate Cole Valley location – perfect for anyone looking for easy walking access to all of the wonderful things that this neighborhood has to offer. Stroll to fantastic dinner and brunch spots, shopping, or to Golden Gate Park - not to mention access to the entire Bay area and dozens of other neighborhoods in minutes via the N-Judah line! Easily commute to downtown or to CalTrain, then return to your peaceful, tree-lined street. Don't forget the hiking trails found just around the corner at the base of Mount Sutro!

Lofted bedroom is unwarranted.

Who says you can’t have it all?  Woodland Ave residents enjoy all the conveniences of city living, and also a sense of community built by the neighbors over many years.  This is an exceptional street within an exceptional city.

A few of the sellers’ favorite things about living on Woodland Ave:

  • Woodland Avenue Street Association has quarterly meetings, provides a phone list for the neighborhood, and sponsors the annual block party, when the street is closed for a community potluck dinner, music and games.
  • Having some of the coolest, most interesting people in the city as your neighbors.
  • The ListServ!, a community online mailing list whose members include residents of Woodland Ave, Edgewood, and Upper Willard.  A wonderful discussion board where people can communicate and keep up with hyper-local news.
  • The extra-wide street with ample parking and lovely treeslining the avenue, creating a romantic and distinct atmosphere.
  • Driving or walking through the landscaped bookends at the entrance to the avenue.
  • Minimal street traffic thanks to the horseshoe-shaped street, where most of the folks who drive through are neighbors or their guests.
  • Being surrounded by stately, well-maintained homes on a completely residential street.
  • Living on a street where the kids often walk to the neighborhood store or visit each other’s houses.
  • Having N-Judah access only one block way.  All the way to AT&T Park and CalTrain with no transfers! And in-station connectivity to Bart makes the entire Bay area available, making owning a car a luxury, rather than a necessity.
  • Easy on-street parking (We encourage you to come and check out the parking at different times of the day.  In our 10+ years of residency at 12 Woodland we have never parked more than a block away.)
  • Having the wonders of Golden Gate Park at our doorstep.
  • Cole Valley’s fabulous restaurants, Pancakes on the patio at Zazie, Sushi at Grandeho’s Kamekyo, Gnocchi at Bambinos, the amazing organic Mexican cuisine of Padrecito, and watching Niners games at Kezar Pub.
  • Hiking trails are steps away on the Mount Sutro historical trails.
  • Our wonderful new Whole Foods located four blocks away.
