This dramatic two-level condominium is on the top floors of a prominent corner building with windows on four sides, light and bright all around. This two-unit building, which was constructed in 1898 according the city’s Water Department, has the distinctive façade and high ceilings of its period. Once inside the separate private entrance you realize the tremendous scale and volume throughout. The south-facing living room with corner fireplace is over 25 ft wide. The large room next to the kitchen serves as a family room and casual dining area. The updated kitchen features stainless steel appliances, pantry storage and granite counters. On this main level there are two spacious bedrooms, a hall bath, and side-by-side washer/dryer. Upstairs the primary bedroom at the rear enjoys views to the city downtown and opens to a large private terrace. The big ensuite bath enjoys the same city views and has double sinks, a large soaking tub and a separate stall shower (and a laundry chute!). There is an entire wall of big closets. A second bedroom suite which completes this top floor has city views also. There is a shared patio garden at the rear of the building. Pets OK. This condo has its own private two-car side-by-side garage. This condo is being offered for sale for the first time. 2,945 square feet per appraisal.

Lower Pacific Heights offers home buyers life with all the conveniences of the city but with plenty of space to get away too—from Alta Plaza Park within several blocks or Slow Streets for walking without cars or the 1,500 acre Presidio National Park nearby for hiking, biking or tennis courts. There really is something here for everyone. This area is a shopper’s delight from Japantown for all things Japanese to the design shops like Sue Fisher King or Atelier along Sacramento Street to the AMC Kabuki Cinema with multiple screens and film festivals or the Vogue Theatre that shows first run blockbusters and National Theatre films too. Smaller neighborhood grocery stores make it easy to shop, like Mollie Stones or Bryan’s or Cal Mart at nearby Laurel Village. But when you don’t want to cook the choices are numerous, ranging from fine dining at Sorrel to Eliza’s Chinese, Patisserie B or Presidio Pizza a few blocks away to the cafes and restaurants stretching along Fillmore Street like Palmer’s Tavern, Chouquet’s or La Mediterranee. The neighborhood is home to an interesting mix of classic Victorian and Edwardian homes and mid-rise condo developments. You’ll find wonderful diversity, ranging from the Cherry Blossom Festival in April to the Easter parade for dogs at Alta Plaza or the views of the Blue Angels during Fleet Week in October. When it is time to leave the city, the Golden Gate Bridge across to Marin County is minutes to the north. To go south or east head to Octavia Boulevard on the western edge of Lower Pacific Height for quick access to the freeway for the airport or peninsula or across the Bay Bridge to Oakland/Berkeley and beyond. Lower Pacific Heights truly is the center of everything!
