Transparently priced 1906 property meets modern living in this well located 4-unit property consisting of two 2-bedroom 1 bath upper and lower units (both vacant), and two 1-bedroom side by side cottages (1 vacant & 1 tenant occupied) plus a very large office/recreation room/guest suite with a half bath and waiting area (previously used as a psychotherapy office and waiting area.) All gated and secure, this property could appeal to an individual owner-occupant looking for additional rental income or as a family compound, partnership-owner occupancy, or investment income property.

The front upper apartment could make an ideal owner’s unit with new luxury vinyl flooring; remodeled kitchen with new cabinets, quartz countertops, new stainless-steel appliances, and a glass tile backsplash. The updated bath has a new tub and beautiful tile work. There is also a small plus room that could be used as a small office area. The lower 2-bedroom apartment has the same floor plan as the top and features hardwood floors, newly tiled bath with updates to the kitchen. The one-bedroom vacant unit boasts French doors to a semi-private patio area, renovated bathroom featuring a large walk-in shower with a skylight and custom tile work and glass shower door; recently renovated kitchen with newer cabinetry, stone countertops, and stainless-steel appliances; and laminate wood flooring in living room and bedroom.  Garage, shared laundry, and a lovely garden area with beautiful floral landscaping complete the property. This property shines with new paint inside and outside on most surfaces.

The location is fantastic with a 90 Walk Score (Walker's Paradise) and 87 Bike Score (Very Bikeable), Hollis Emery-Go-Round free bus that connects to MacArthur BART, Zipcar locations, and freeways nearby, Pixar, tons of restaurants, shopping, cafés, Bay Street and more.

NOBE is a recent year real estate term for North Oakland, Berkeley, Emeryville area.  The area has become quite popular because of the easy accessibility of public transportation, restaurants, shopping, movie theaters, cafes, bars, parks, and much more. Emeryville itself is a small corridor between Berkeley and Oakland bordered by the eastern shore of the Bay. Though geographically the city is small—just a bit more than one square mile—there’s a great deal of function and influence packed into it.  Emeryville’s prime location is the hub of several major freeways and is an important transcontinental railway connection with service to Seattle, Los Angeles and Chicago. One really appealing feature of the area is the Emery Go-Around bus which provides free public transportation around the main shopping hubs and to the MaCarthur BART station.

Emeryville is known as a dynamic arts and music community, you’ll find various works of art throughout the community in the public domain. The Art in Public Places Program, as commissioned by the city government, has attracted a growing population of artists and musicians specializing in traditional as well as high-tech mediums.

The major employer is Pixar Animation Studios. Locals who enjoy Pixar’s iconic animated feature films can often spot local landmarks and references in many of those movies.  Another major employer is IKEA, which anchors the well-known Bay Street shopping complex, an imaginative collection of retailers, entertainment, hospitality and residential opportunities. The destination shopper’s paradise comprises more than 382,000 square feet and draws visitors from all over the greater Bay Area.
