Features

Great opportunity to own a vacant multi-family property in the heart of Berkeley!  Built in 1902 as a single-family home, the house was lifted to create a second unit (with permits).  The deep lot and lush garden allow for good separation from a large cottage in back.  The top floor unit has classic period details and modern upgrades as well.  One bedroom and one bathroom on the main floor and another bed and bath in the bright converted attic.  Since there are two "living" rooms, one was used as a third bedroom.  A west-facing deck provides even more living area.  The ground-floor unit has two bedrooms, one bathroom and a deck of its own.  Shared laundry.  Tucked away at the back of the lot is a delightful fully-outfitted cottage with it's own back yard that has served many purposes over the years.  The possibilities are endless.  And the location can't be beat.   BART, Trader Joe's, UC Berkeley and downtown are just blocks away.   Although there are two off-street parking spaces, you may not need that car!

Neighborhood

With easy access to public transportation and Interstate 80 and many amenities within walking distance, Central Berkeley is one of the city’s most convenient neighborhoods.  Central Berkeley residents are a short stroll away from the North Berkeley BART station on Sacramento Street or the Downtown Berkeley BART station on Shattuck Avenue, convenient for those who work in San Francisco. University Avenue, the neighborhood’s main east-to-west thoroughfare, leads directly to Interstate 80. University Avenue is also home to numerous restaurants -- serving all types of cuisine -- as well as other businesses.  International and Designer Row are three blocks away.  UC Berkeley, nurseries, fitness clubs, and cafes abound.  Swanky 4th Street shops are just down the road.
Homes in the neighborhood sit on quiet, tree-lined streets and range from modest bungalows and cottages to larger, custom-built properties. Families enjoy Strawberry Creek Park, which offers a playground, tennis, and basketball courts, soccer fields, and a picnic area. Other outdoor recreation spots in the neighborhood include Presentation Park, Cedar-Rose Park, and Berkeley Way Mini-Park.
