25 Mercury Avenue is a classic 1950s ranch-style home situated on over half-an-acre in highly desirable Tiburon - Southern Marin County. This single-story home offers easy living and a straightforward layout including three bedrooms, one bath, a comfortable open living-dining room with a wood burning fireplace and French doors leading out to a covered patio and sizable backyard. The casual indoor-outdoor flow and level yard makes for leisurely and relaxed entertaining options. A galley style eat-in kitchen, and an attached two-car garage complete this house. This ranch style home sits on a deep parcel (.59 acres) that extends beyond the immediate backyard area, up a rock hillside to a tufty meadow overlook, and then backs up to grassy open space (a private preserve owned by Turtle Rock & Indian Rock subdivision property owners).

25 Mercury, located in the charming Belveron East neighborhood is a sought-after, friendly residential area with wide, flat streets. It offers a wonderful neighborly community with street festivals, garage sales, BBQ block parties, potluck dinners, and kids playing/scootering/biking around Juno, Apollo, Venus, and Mercury Avenues. It is located across from Blackies Pasture, Richardson Bay and Audubon Center and Wildlife Sanctuary, Tiburon Linear Park (includes 2.6 miles of gentle path for biking and walking with stunning water views), and McKegney Field.

Generally, people are attracted to Belveron for it’s affordability and safe family-friendly neighborhood - all within the upscale community of  Belvedere Tiburon with award-winning Reed Union School District, and fast commute time to San Francisco. Historic downtown Tiburon offers quaint European style boutiques and eateries, breathtaking waterfront views, boating/SUP, a frequent ferry to San Francisco, immediate access to biking and hiking, and a sophisticated, well-educated community. This home is in close proximity to Cove Shopping Center (with a gourmet grocery, Peet’s Coffee & Tea, and other upscale conveniences), Ring Mountain Open Space, Angel Island State Park, Belvedere, Strawberry Village Shopping Center, Mt. Tamalpais, and downtown Mill Valley (with two Whole Foods Markets). It’s a 20 minute drive to Muir Beach/Muir Woods and wine country.

With nods to the 1950s era, this humble home offers a prime location, a large sized lot, and tremendous potential for an upscale ranch-revamp. And, for those "digging" the popular retro 1950s look, this home has midcentury mojo. Either way, it's easy living in one of Marin's best towns.

Neighborhood

Tiburon

Waterfront location and the sunny slopes of Tiburon make it a prime destination for those seeking a home in the Bay Area. For a town of less than 10,000 residents, Tiburon offers a variety of activities that belies its small size. The Tiburon International Film Festival Film brings in films from around the world, there's wine tasting at Windsor Vineyards tasting room, shopping in the elegant boutiques along Ark Row, a leafy block long enclave of tiny shops that were once floating arks, and great restaurants along Tiburon's Main Street.

For the nautically inclined, Tiburon's Corinthian Yacht Club is host to Friday Night Races on the bay. The sight of dozens of sails in formation as these boats vie for advantage is one of the hallmarks of bay area living. Ferries to San Francisco, as well as to Angel Island State Park with its trails and magnificent views of San Francisco, leave from the dock at Tiburon.

Tiburon's parks are strung out like pearls on a necklace along the waters edge. Blackie's Pasture, named after an old swaybacked horse that once lived here, is a popular jumping off spot for hikers, joggers, spandex clad bikers, Moms with strollers and dog walkers. On weekends, the parks fill up with soccer players of all ages.

Schools are served by the Reed Union School District. Reed Elementary School, which received a distinguished Great Schools Rating of 10 out of 10, along with Bel Aire, and Del Mar School were named to the California Business for Education Honor Roll.
